What is going on?

Tell us what you have noticed and we will tell you what it usually means, how urgent it is, and what happens next. No form, no phone call to find out.

No hot water at all Nothing warm at any tap Same day

On gas: pilot, thermocouple or gas valve. On electric: a failed element or thermostat. On any heater over ten years old it is worth knowing the tank's condition before spending on parts.

Hot water runs out fast Warm for a few minutes, then cold This week

Usually a broken dip tube or a lower element out, sometimes sediment taking up half the tank. All three are diagnosable in one visit.

Water around the base of the heater Damp floor, or rust at the bottom Today

A leaking tank does not get repaired. Once the inner shell goes, the clock is running -- this is the one to call about today rather than next week.

Drains are slow or backing up Water lingers, gurgles, or comes back up This week

A single slow fixture is usually local. Several at once, or gurgling when another fixture runs, points at the main line, and that should be cameraed before anyone digs.

It backs up every few months Cleared before, keeps returning Worth diagnosing

Recurring blockage in the same line usually means roots, a belly in the pipe, or a broken section. Clearing it again is treating the symptom.

Pressure has dropped everywhere Weak flow at every faucet and shower This week

Failing pressure regulator, a partly closed main, or corrosion in galvanized supply lines. Easy to measure and rule in or out.

I can hear water running with everything off Or the bill jumped with no explanation Today

A hidden leak, often a slab line or a toilet flapper. The meter test settles it in ten minutes and the cost of waiting is water damage.

The water looks rusty Brown or metallic at first draw Worth a look

Old galvanized supply lines shedding, or the water heater's anode gone. Neither is dangerous immediately; both tell you what the plumbing is going to need.

Whoever you hire

Five questions worth asking any plumber.

Including us. A company that answers these easily is telling you something, and so is one that does not.

  1. 01Will you camera the line before quoting the dig?
  2. 02Is the price fixed, or does it change once the wall is open?
  3. 03Does the quote include bringing connected fittings to code?
  4. 04Is there a call-out charge, and does it come off the repair?
  5. 05Who is liable if the repair fails inside a year?

Before you call

The questions we get asked most.

How long does a water heater last?

Eight to twelve years for a standard tank, longer with an anode rod that gets changed and sediment flushed. Past twelve, replacement is usually the better spend than a repair.

Tank, tankless, or hybrid?

Tank is cheapest to install and simplest to service. Tankless never runs out and saves space, but needs the gas line and venting to suit. Hybrid heat-pump units cost the least to run and need a warm space with some room around them. The right answer depends on your household's actual hot water pattern.

My drain keeps blocking. Why?

A line that blocks repeatedly in the same place is telling you something structural: roots at a joint, a low spot holding water, or a broken section. Cameraing it costs less than clearing it twice more.

Do I need to repipe the whole house?

Not usually. Galvanized supply lines that are shedding rust or leaking repeatedly are the common case for a full repipe. A single failure in copper or PEX is a repair, not a repipe.

What should I do the moment a pipe bursts?

Shut the main off first, then call. Everyone in the house should know where that valve is and that it turns -- an unused valve seizes, which is worth checking before you need it.
